These Terms & Conditions govern use of the KNK Ranch website and participation in services arranged with KNK Ranch.
By accessing or using this website, contacting KNK Ranch, making a reservation, or participating in ranch activities, you agree to these Terms & Conditions. If you do not agree with these terms, please do not use the website or proceed with a reservation.
Website Use
The KNK Ranch website is provided for general information about the ranch, guided hunting experiences, lodging, and related services. You agree to use the website only for lawful purposes and not to interfere with its operation, security, or availability.
Hunting Services and Reservations
KNK Ranch provides private guided white-tailed deer hunting experiences on managed ranch property. Hunting opportunities, dates, lodging availability, package details, and other arrangements are subject to availability and are confirmed directly by KNK Ranch.
A reservation is not considered final until any required booking information, deposit, waiver, or other requested documentation has been received and the reservation has been confirmed by KNK Ranch.
Hunter Eligibility and Legal Requirements
Hunters must be at least 16 years old to participate unless KNK Ranch confirms otherwise in writing and applicable law permits the participation. Each hunter is responsible for obtaining and carrying all licenses, permits, tags, identification, and other documentation required by applicable federal, state, and local hunting laws.
Guests must comply with all wildlife regulations, hunting seasons, bag limits, firearm or archery requirements, and other legal obligations that apply to their activity. KNK Ranch may refuse or stop participation if a guest does not meet legal or safety requirements.
Safety, Guides, and Ranch Rules
Hunting and ranch activities involve inherent outdoor risks. All guests must follow reasonable safety instructions, guide directions, property rules, stand or blind instructions, and access restrictions communicated by KNK Ranch. Unsafe, reckless, illegal, or disruptive conduct may result in immediate removal from the property without completion of the planned activity.
Hunters are responsible for using suitable equipment and for handling bows, firearms, vehicles, and other equipment safely and lawfully. Alcohol or any substance that could impair safe participation must not be used in a manner that creates a safety risk.
Assumption of Risk and Liability Waivers
Outdoor recreation and hunting may involve risks including uneven terrain, weather changes, wildlife encounters, elevated stands or blinds, equipment use, vehicle or ATV use, slips, falls, and other conditions that may cause injury, property damage, or loss. By participating, guests acknowledge and voluntarily accept the ordinary risks associated with these activities.
KNK Ranch may require guests to sign a separate liability waiver, release, or safety acknowledgment before participating. Any such document will form part of the conditions of participation.
No Guarantee of Harvest or Wildlife Activity
KNK Ranch works to provide a professionally managed hunting experience, but wildlife movement and hunting success cannot be guaranteed. Weather, seasonal conditions, animal behavior, hunter preparation, and other factors outside the ranch’s control may affect the experience and the opportunity to harvest a deer.
Weather, Access, and Schedule Changes
Weather, property conditions, wildlife conditions, safety concerns, legal restrictions, or other circumstances may require changes to hunting locations, stand or blind assignments, schedules, access routes, or planned activities. KNK Ranch may make reasonable adjustments when necessary for safety, property management, or compliance with applicable requirements.
Deposits, Payments, Cancellations, and Rescheduling
A deposit may be required to secure a reservation. The amount, due date, remaining balance, and any cancellation, rescheduling, or refund terms will be communicated before or at the time the reservation is confirmed. Those communicated booking terms become part of your reservation agreement.
Unless otherwise agreed, payments may be accepted by cash, check, card, or money order. Guests are responsible for paying all agreed charges associated with their reservation, lodging, additional services, damage, or other approved expenses.
Lodging and Property Conduct
Guests using ranch lodging must respect the property, furnishings, equipment, and other guests. Occupancy limits and lodging instructions communicated by KNK Ranch must be followed. Guests may be responsible for reasonable costs resulting from intentional damage, negligent damage, excessive cleaning, missing property, or misuse of ranch facilities.
Vehicles and ATV Use
Vehicle or ATV access may be allowed only in approved areas and under conditions established by KNK Ranch. Guests using a vehicle or ATV are responsible for safe operation, compliance with instructions and applicable laws, and any damage caused by negligent or unauthorized use.
Personal Property
Guests are responsible for their own personal belongings, hunting equipment, vehicles, and valuables. To the fullest extent permitted by law, KNK Ranch is not responsible for loss, theft, or damage to personal property except where liability cannot legally be excluded.
Website Content and Intellectual Property
Text, branding, photographs, graphics, logos, and other materials displayed on the KNK Ranch website are owned by KNK Ranch or used with permission unless otherwise stated. Website content may not be copied, reproduced, republished, or commercially used without prior authorization, except for ordinary personal and informational use.
